Booking Policy

There are vendors along the beach that will have beach chairs and umbrellas you can rent during the season. I recommend going very early to get a good spot on the beach before they sell out. Pricing varies (this company serves some PCB beaches and will give you a ballpark figure for rentals: https://www.visitpanamacitybeach.com/listings/goin%E2%80%99-to-the-beach-beach-service/5568/) Use this link (https://www.tripadvisor.com/Attractions-g34543-Activities-Panama_City_Beach_Florida.html) to peruse some of the best rated activities, events, and destinations in the Panama City Beach area. If you want a daily PCB Beach flag update text PCBFLAGS to 888777. Have a blast! The following link will lead you to a packet containing various ordinances, enforceable fines, and beach protocols that must be followed by all residents and visitors. Non-compliance may be punishable by fines up to $1000 and/or jail time: https://dandes.egnyte.com/dl/TmtvAq6yZw While Florida is a haven for vacationers, it is also susceptible to serious storms. In case one hits during your vacation, here you can reference an evacuation map for all of Bay County: https://dandes.egnyte.com/dl/LaAk9o5CD0 The rental unit will offer guests access to a few basic items: toilet paper, soap, trash bags, and paper towels. (Dishwasher detergent will be provided, if the unit has a dishwasher.) Once a guest depletes what is provided, subsequent replacement is the guest's responsibility. Although guests may receive our Welcome Packet upon booking, the Safe Travels communication (which includes security/access codes) will not be sent until our accounting system registers a zero balance for an existing reservation. Please note that entering resorts and/or rental units is at your own risk. While we aim to offer our guests a safe environment, we cannot guarantee the absence of hazards. Exercise caution, follow safety guidelines, and stay informed about weather conditions. Update the 30a Seascapes team regarding any concerning developments in a timely manner. If you notice any safety concerns, please report them immediately. If traveling with children, elderly, or those with special needs, inform us in advance so that we have ample time to provide additional resources or recommendations. Please note that children under the age of two years still count toward the maximum guest occupancy. Thank you for choosing us; we look forward to making your stay memorable in all the right ways! Valued items left behind will be shipped at guest's expense and only on Fridays. Read our shipping policy here: https://dandes.egnyte.com/dl/gjj0yMx7ut Beach accessories (for instance, chairs, umbrellas, and towels) should, if desired, be brought by the guest or rented from a local merchant. Primary renter must be at least 25 years of age. Guests may be asked to present their IDs upon arrival or anytime during their stay. Do not rent this unit for another party. The primary renter must be staying in the unit. Trash removal is scheduled for Mondays and Thursdays. Please place the trash bids curbside no earlier than 4pm the day prior to scheduled collection days. For all non-pick-up days, garbage must be kept in sanitary, covered, and secured trash containers that are stored out of street view. From March 1st through September 30th, we are regrettably unable to accommodate late check-outs, early check-ins, or luggage drop-offs prior to 4pm due to high demand/turnover. We appreciate your understanding in this matter. For the safety of everyone, throwing objects from balconies is strictly prohibited and is a serious violation of Florida law (Florida Statute § 790.161). Anyone caught throwing items from a balcony will be required to leave the property immediately—no exceptions. If you witness this behavior, please report it to property management right away. Thank you for helping us keep the community safe and enjoyable for all! Please bag all trash and place it in designated bins. Do not dispose of combustible items, coals, or cigarettes in dumpsters or trash bins. Proper trash disposal helps prevent fires and keeps the community safe. To ensure a safe and enjoyable stay, please use the link provided below to review Panama City Beach rules during High Impact Periods (HIPs), such as Spring Break, Memorial Day, Labor Day, and the Fourth of July. What is a High Impact Period (HIP)? A HIP is designated by the City of Panama City Beach when large crowds or special events impact public resources and safety. Additional regulations are enforced during this time. These measures, including age restrictions, security requirements, curfews, and special parking regulations, are enforced throughout the city during the officially declared HIPs. This includes all properties, such as vacation rentals, hotels, and public areas within the designated zones. Key Rules: Rentals are not allowed for guests under 21 years old. Age verification required at check-in. All guests 18+ must show valid government-issued ID. Shared amenities (e.g., pools, parking) are for registered guests only. Minors under 18 cannot access common areas after 10PM without an adult. Additional security will be on-site during HIPs. A curfew for minors (under 18) may be enforced from 8PM to 5AM. Exceptions apply if accompanied by an adult or attending a permitted event. Persons under 18 cannot be on premises serving alcohol between 10PM and 6AM unless with a parent/guardian. Failure to follow these regulations may result in fines or penalties. For more details, please refer to the full ordinance: https://dandes.egnyte.com/dl/p3TChvXy69Gx If you notice water leaking from any area (such as sinks, toilets, showers, or ceilings), please report it to 30a Seascapes immediately. If the leak appears to be causing significant pooling and it’s safe to do so, we encourage you to turn off the nearest water valve and use towels or a bucket to help contain the leak until maintenance arrives. Please avoid touching any electrical outlets or switches if water is present nearby.
